Here's how it works. On a typical Spartanburg summer day, the outside air is warm and loaded with moisture. When that humid air flows through your crawlspace vents, it hits the cooler surfaces underneath your house — your ductwork, floor joists, sub-floor, and any exposed metal. Because those surfaces are cooler than the incoming air, the moisture in the air condenses on them. It's the same thing that happens when a cold glass of sweet tea sweats on a July afternoon in the Upstate.
That condensation is the root of almost every crawlspace moisture problem we see. Water collects on ductwork, drips onto insulation, and soaks into floor joists. Over time, it creates the perfect conditions for mold growth, wood rot, pest infestations, and that unmistakable musty smell that creeps up into your living space.
The higher the outdoor humidity, the worse this problem gets. And in South Carolina, our dew points regularly climb above 70°F from May through September. That means even on days that don't feel particularly steamy, the air flowing through your crawlspace vents is carrying a tremendous amount of moisture.
In winter, the problem shifts. Cold outside air flowing through open vents chills the space under your house, making your heating system work harder, raising energy bills, and increasing the risk of frozen pipes during those occasional Upstate cold snaps.
This is why the building science community, the U.S. Department of Energy, and experienced crawlspace moisture control professionals like us have shifted toward recommending sealed, conditioned crawlspaces — especially in humid climates like ours.
